About Hillingdon and Its Housing Market

Hillingdon is a suburb in the Borough of Hillingdon in West London, about 14 miles from the City Centre. It offers a unique blend of urban and country living, and excellent transport links which provide its residents with a quick access to just about everything including work, school, nature and leisure activities.

The former ancient parish has a long history of continuous settlement and is also mentioned in the Domesday Book. However, the modern suburb of Hillingdon is relatively young. Its formation is closely linked to the nearby town of Uxbridge; they used to be a part of the same parish. In the late 1920s, both were incorporated in the Municipal Borough of Uxbridge which was formed in the mid-19th century and originally consisted of Uxbridge and Hillingdon West. In 1965, this Borough was dissolved and replaced by today’s London Borough of Hillingdon which besides Hillingdon and Uxbridge also includes Hayes and Harlington, Yiewsley and West Drayton, and Ruislip-Northwood.

Thanks to the suburb’s location and great transport links, Hillingdon’s residents enjoy quick access to some of the top employers in London (the Borough is the 5th strongest economy in London), great schools (the Borough is home to the Brunel University), hundreds of acres of parks and open spaces (much of the Borough lies within the Metropolitan Green Belt), … Hillingdon residents, however, also enjoy access to outstanding connection with the rest of the world as the Borough is also home to the Heathrow Airport.

In comparison to the rest of London, Hillingdon properties are relatively affordable but in the last few years, the prices have been growing above the London’s average. Currently, terraced properties sell for an average price of £300,000, while semi-detached homes are slightly more expensive.
